Selling a home
- Virtual listing-prep consult You or your agent walk through the house with a phone camera. Within 48 hours you have a room-by-room plan: what to keep, what to move, what to take out, what to paint, in the order that matters for photos. Any week of the year. $225
- In-person listing-prep consult Luiza spends 90 minutes at the house and makes the calls on the spot. Same written plan, same 48 hours. $350
- Staging, half day Up to four hours with two of us on the rooms buyers notice first: entry, living room, kitchen and primary bedroom. Your furniture, our art and accessories. $750
- Staging, full day The whole house in one day. We work with your furniture and bring the rest: art, lamps, rugs, pillows, throws, linens, greenery. The photographer can come the next morning. Priced by the size of the house. $1,500–2,500
We can stage an empty house with rented furniture for the right listing. Ask.
Moving into a new build
For anyone unpacking in Cross Creek Ranch, Jordan Ranch, Sunterra, Elyson or Bridgeland and staring at an empty great room.
- Move-in furnishing plan A furniture layout drawn on your floor plan, with paint, window treatments and lighting picked to go with it, and a shopping list at your budget with links. Buy it all at once or a room at a time. We'll shop and install if you'd rather not. The first room is $850, each room after it $550, and a whole main floor (four rooms) $2,500. from $850
- Furnished rental setup We furnish a short-term or mid-term rental so it photographs well and holds up to guests, and leave you an inventory list for when something breaks. from $2,500 + furniture
Offices, practices and amenity centers
For dentists, doctors, lawyers and anyone else moving into a shell space, and for property managers whose clubhouse or leasing office is looking tired.
- Office design A space plan for reception, the treatment or work areas and the staff room, with finishes, furniture, lighting and signage chosen to match. Priced at $3 per square foot, with a $6,000 minimum. from $6,000
- Build-out project management Luiza runs the contractor: the schedule, the budget and the punch list. She did this for fifteen years in commercial real estate, so this is the part she finds easy. Hourly, or a fixed fee we quote once the design is done. $150 / hr
Office-condo buyers at the Forum on Fulshear Bend and the Oaks at Fulshear. Dental practices fitting out a shell. Law offices moving out along the Katy Freeway. HOA boards redoing a clubhouse. Your architect or engineer seals the permit drawings. We do the design and run the job.
The fine print
- You pay for the consult when you book it. If you go ahead with staging or a furnishing plan within 60 days, that money comes off the bill.
- Staging and furnishing plans are half up front, half on the day.
- These prices cover Katy, Cinco Ranch, Fulshear, Richmond, Sugar Land and Cypress. Anywhere else in greater Houston, ask and we'll tell you.
